Energy efficiency for homes and buildings: assessment, retrofit and renewable energy.
Retrohaus is an accredited energy consultancy based in Coventry. We produce Energy Performance Certificates, carry out PAS 2035 retrofit assessments and coordinate retrofit projects across the Midlands, with independent advice on heat pumps, solar PV and the grants that help pay for them.

Accredited and accountable
Qualified, audited and listed on the public registers.
Our assessors are accredited through Elmhurst Energy, ECMK and Quidos, the government-approved schemes that train, insure and audit energy assessors. Retrohaus is also registered with TrustMark, the Government Endorsed Quality Scheme.
We survey in person.Every certificate and every assessment starts with a visit. The building is measured, photographed and recorded to the evidence standard that has applied to domestic energy assessments since 1 October 2026.
We are accredited, and audited. Our assessors are accredited through Elmhurst Energy, ECMK and Quidos. Those schemes check qualifications, require insurance and audit the certificates we lodge.
We are TrustMark registered.TrustMark is the Government Endorsed Quality Scheme. Registration is required of everyone who works on a PAS 2035 retrofit project.
We install nothing. We do not fit or sell insulation, heating or solar panels, so our advice has no product behind it. Installers are among our clients: we provide the assessments and coordination their funded work requires.
The price is agreed first. You get one figure before we visit. If anything about the property would change it, we tell you before we start. Domestic EPCs start from £50.
You can check us yourself. Each certificate carries our assessor's name and scheme, and sits on the government register for anyone to read. We show you how to look us up.
What we do
Three disciplines, one standard of evidence.
An Energy Performance Certificate shows how a building performs today. A retrofit assessment works out what it needs. Retrofit coordination checks that the work is designed and installed to deliver it. We do all three, for single homes and for whole programmes.
From £50
Energy Performance Certificates
Needed whenever a home or a commercial building is sold, let or newly built, and valid for 10 years. We survey in person, lodge the certificate on the government register and send you the digital copy.
Homes, rentals, HMOs and business premises
Visits usually booked within 24 to 48 hours
For landlords, where each property stands against band C
The whole-home survey that the Warm Homes schemes require before any improvement work, and the sensible first step when you are paying for it yourself. Condition, occupancy, ventilation and energy, recorded in one visit.
A Retrofit Coordinator takes responsibility for a project from the first survey to TrustMark lodgement: the improvement plan, the design checks, the site inspections and the evidence that the work was done properly.
For installers, housing providers, councils and landlords
These are the figures our prices start from. Yours depends on the size and layout of the property, and we confirm it before you book. Retrofit assessment, retrofit coordination and energy advice are quoted for the property or the programme.
Homeowners, landlords and agents come to us for certificates and straight advice. Housing providers, councils and installers come to us for the assessment and coordination that funded retrofit depends on. The survey is carried out to the same standard for all of them.
Warm Homes schemes, social housing and installers
Retrohaus Energy Consultancy provides retrofit assessment and retrofit coordination for homes improved under Warm Homes schemes, working with social housing providers and local authorities. We also support solar PV and air source heat pump (ASHP) installers, including the work they deliver under grant schemes.
An EPC for a sale, a retrofit plan for the next 10 years, or a straight answer on whether a heat pump or solar panels suit your home.
Landlords and agents
Certificates for single lets, HMOs and portfolios, floor plans for listings and licences, and a costed route to band C by 2030.
Social housing providers and local authorities
PAS 2035 retrofit assessment and coordination for homes improved under the Warm Homes: Social Housing Fund and the Warm Homes: Local Grant.
Solar PV and heat pump installers
An independent assessor and Retrofit Coordinator for your funded and private work, with the evidence file and the TrustMark lodgement handled properly.
Why evidence matters
A certificate or a plan is only as good as the survey behind it.
Since 1 October 2026 every domestic energy assessor in England and Wales has had to meet new minimum evidence requirements. The test is simple: an auditor must be able to reproduce the certificate from the assessor's photographs, measurements and notes alone.
That suits the way we already work, and it protects you. Where something cannot be seen or proven, the calculation has to fall back on assumptions for a home of that age, and the rating usually suffers. Good evidence is how insulation hidden behind plaster or under loft boards gets counted, and it is what a retrofit plan has to stand on.
A floor plan for every level, in metres to two decimal places, with each window sized and its direction noted.
Photographed
Every elevation, the depth of the loft insulation, the boiler's data plate, the heating controls and the meters.
Documented
Certificates and guarantees for work nobody can see, such as cavity wall insulation, replacement glazing or a solar installation.
Audited
Lodged through a government-approved scheme that checks our work. Your certificate carries our assessor's name.
Grants and renewable energy
Heat pumps, solar and grants: advice from a firm that fits none of them.
We do not install heat pumps or solar panels and we do not hand out grants. We survey buildings, which puts us in a good position to tell you what yours needs first, what help exists and what each change would do to its rating.
Figures from GOV.UK, the Energy Saving Trust, the English Housing Survey and the Digest of UK Energy Statistics, checked October 2026. Sources are listed on each page.
Before you book
You may already have a valid EPC.
An EPC lasts 10 years and belongs to the property, not the owner. Enter a postcode and we will take you to the government register, where you can see the current rating and the date it runs out.
If it has expired, or the home has been extended or given new windows or heating since, a new assessment is worth having. That is where we come in.
Opens the official register in a new tab. It is free, and it shows the rating and the expiry date.
How it works
From first call to result in four steps.
Tell us about the property
Call, email or send the form. Give us the property type, its size and the postcode, and we reply within 24 hours with a clear price.
Choose a time
Most visits are booked within 24 to 48 hours. Let us know if a tenant or an agent will be giving access.
We survey the building
An EPC visit takes 30 minutes to 1 hour for most homes, and a retrofit assessment 1 to 2 hours. We need to see every room, the loft, the heating and the meters. Nothing is drilled or disturbed.
Result lodged and sent
Your EPC goes onto the government register and the digital copy comes to you, with a plain-English note on what would improve the rating. A retrofit assessment goes to your coordinator, or to ours.
For landlords
Band E today. Band C by 1 October 2030.
In January 2026 the government confirmed that privately rented homes in England and Wales must reach the equivalent of EPC band C by 1 October 2030, with spending capped at £10,000 per property. A home that earns a band C certificate before 1 October 2029 is treated as compliant until that certificate expires.
If your EPC was issued before 15 June 2025 it used the older method. A fresh assessment shows where the property stands now and what reaching C is likely to involve.
Letting below E without a registered exemption can bring fines of up to £5,000 per property.
1 October 2029
Transitional cut-off
A band C certificate obtained before this date counts as compliant until it expires.
1 October 2030
Band C for every tenancy
One date for new and existing tenancies, with penalties of up to £30,000 per property.

Common questions
Certificates, retrofit and grants, answered plainly.
Short answers taken from GOV.UK and the accreditation schemes, checked in October 2026.
You need one whenever a property is sold, let or newly built. It has to be ordered before the property is marketed, and buyers or tenants are entitled to see it. If a valid certificate already exists, you can keep using it.
How much does an EPC cost?
Our domestic EPCs start from £50, commercial EPCs from £150 and floor plans from £35. The price for your property depends on its size and layout. Send us the postcode and the number of bedrooms and we will confirm a single figure before you book, with no hidden fees. Our guide to EPC prices explains what moves the price up or down.
How long does the visit take?
30 minutes to 1 hour for most homes, depending on size and layout. We need access to every room, the loft, the boiler and the meters. The survey is non-invasive: nothing is drilled or lifted. A retrofit assessment is a fuller survey and typically takes 1 to 2 hours.
What is the difference between an EPC and a retrofit assessment?
An EPC gives a building a rating from A to G and a short list of recommendations. A retrofit assessment is a fuller survey under PAS 2035, the national retrofit standard. It also records the condition of the home, how it is lived in and how it is ventilated, so that improvements can be planned safely. We can carry out both in one visit.
When do I need a Retrofit Coordinator?
Whenever work has to follow PAS 2035, which includes publicly funded schemes such as the Warm Homes: Local Grant and the Warm Homes: Social Housing Fund. The Retrofit Coordinator produces the improvement plan, checks the design and the installation, and lodges the finished project with TrustMark. On privately funded work the role is optional, and it is good protection against measures that do not work together.
Can I get a grant for a heat pump, insulation or solar panels?
Possibly. The Boiler Upgrade Scheme gives £7,500 towards an air source or ground source heat pump in England and Wales. The Warm Homes: Local Grant funds insulation, solar panels and heat pumps for eligible low-income households in homes rated D to G. We do not award grants, but our guide to grants and schemes sets out what is open and who qualifies.
How quickly can you come out?
Visits are usually booked within 24 to 48 hours. If you have a completion date or a tenancy start to meet, tell us when you enquire and we will work to it.
How do I know you are accredited?
Every certificate names the assessor and their accreditation scheme, and anyone can look an assessor up on the government's find an assessor service. TrustMark registration can be checked on the TrustMark website. Our accreditations page shows you how to do both.
