What is open nowEPC assessors and retrofit professionals covering Hinckley
Hinckley is the largest town in the borough of Hinckley and Bosworth, which was home to about 113,600 people at the 2021 Census. Three households in four own their home, and about one in seven rents privately.
Whether you are selling, letting or planning improvements, the starting point is the same: a careful survey of the building. We measure it, photograph the evidence, lodge the certificate on the government register and send you the digital copy. A retrofit assessment or a floor plan can come from the same visit.
Hinckley's housing, from hosiery terraces to village cottages
Hinckley made its living from hosiery and knitwear, and its neighbours Barwell and Earl Shilton from boots and shoes. Much of the older housing was built for the people who worked in those trades.
- Victorian and Edwardian terraces close to Hinckley town centre. Solid brick walls pull a rating down unless they have been insulated, so evidence of any insulation matters.
- Interwar and post-war semis and bungalows in Burbage and along the roads out of town. Mostly cavity-walled, where the question is whether the fill can be proven.
- Barwell and Earl Shilton, where terraced streets sit beside later estates.
- Newer estates on the edges of the town. A new home comes with an EPC from its builder that lasts 10 years, so check the register first.
- Village homes in Market Bosworth, Stoke Golding, Desford and Newbold Verdon. Older cottages, some of them off the gas grid, and many inside one of the borough's 28 conservation areas.
Landlords and shared houses in Hinckley
- Hinckley and Bosworth Borough Council licenses larger HMOs. A property with five or more occupants in two or more households needs a licence. On its 2025 to 2026 fees, the council says a new five-year licence typically costs around £800 for a small HMO and £1,000 for a large one.
- The application asks for floor plans showing the layout of every floor, together with gas, electrical and fire safety documents. We can draw the plans from the same visit as the EPC.
- Article 4 Directions now apply in parts of the borough. Since 1 May 2026, turning a house into a small HMO has needed planning permission in a defined area of Hinckley town centre and nearby streets. Similar controls took effect in defined areas of Barwell and Earl Shilton on 14 August 2026.
- Enforcement is split. The borough council enforces the minimum energy efficiency standard for rented homes. Leicestershire County Council's Trading Standards service enforces the duty to have an EPC when a property is marketed.
Privately rented homes in the borough are due to reach the equivalent of band C by 1 October 2030. Our landlord guide explains the rules and the £10,000 cap.
Retrofit, grants and renewables in Hinckley
- Warm Homes: Local Grant. The scheme is delivered across most of Leicestershire, Hinckley and Bosworth included, by the county council with Green Living Leicestershire, and runs to March 2028. When we last checked, it was not accepting new applications, but households could register their interest through GOV.UK.
- Boiler Upgrade Scheme. £7,500 towards a heat pump, claimed through an MCS certified installer. Until March 2027 there is an extra £1,500 for homes heated by oil or LPG with no mains gas connection, which applies to some village properties.
- Solid-walled terraces and conservation areas. Both limit what can safely or lawfully be done to a building. A PAS 2035 retrofit assessment records the construction and any heritage value before measures are chosen.
We carry out retrofit assessments and coordination in Hinckley for homeowners, landlords, installers and housing providers.
Our guides to grants and schemes, heat pumps and solar panels go into the detail. Local schemes open and close as funding is allocated, so check the council's own page before relying on any of this.
